What changed
The old split fee (host 3%, guest about 14 to 16%) is replaced by a single 15.5% fee deducted from the host's price. The final switch for self-managed hosts is 15 September 2026 (13 October in the EU), and many hosts have already been moved.
Why not exactly 15.5%
Two things change at once. The new 15.5% fee is charged on your new, higher price, which pushes the required rise up. But your old 3% host fee disappears at the same time, which pulls it down. The net result is a rise of about 14.8% to keep the same payout. You may have seen 18.3% quoted elsewhere; that figure assumes you want to take home your full nightly rate, which the old 3% fee never allowed. This matches Airbnb's own worked example, where a £100 price adjusts to £115 to keep the same £97 payout.
Does my guest pay more?
No. If you reprice correctly, their all-in total stays roughly the same. The service fee line just disappears at checkout. To skip the fee entirely, see how direct booking works.
